1. DUE DILIGANCE.
We use the contingency periods granted to us by the contract in order to complete all inspections, receive all estimates, and review all disclosures before committing to the purchase.
Using what we uncover during the “inspections” stage, we revisit our analysis and confirm that our findings align with the assumptions (I.e. renovation costs, future repairs, market rents, etc) we used in formulating our offer. At this time, we confirm that our purchase price is still likely to yield the returns we projected. If needed, we may revisit value via a reduction or credit request before locking in the deposit.
With our numbers confirmed, we can now confidently move forward with completing the purchase. We work behind the scenes to ensure that all the pieces of a smooth closing seamlessly come together.
